As a coach, I’ll tell you—there’s no perfect play, but there is always a smart one. And in the real estate world, buying a new home while needing to sell your current one? That’s not only common—it’s manageable with the right game plan.
A contingency means your offer to buy a new home depends on selling your current home first. It’s a way to protect yourself from owning two homes (and two mortgages!) at once. For most buyers, this isn’t just smart—it’s necessary.
Just like in sports, there’s more than one way to win. Here are a few strategies buyers can use when working with a contingency:
The most common route. You list your home, accept an offer, and then make an offer on your next home. Yes, it might mean a short-term rental or temporary housing, but it gives you financial clarity and strong negotiating power.
Make an offer on your new home with a “home sale contingency.” This means your offer is accepted if your current home sells within a certain time. It requires good communication and realistic timelines—but it's a play many buyers successfully run.
Need to move quickly? A bridge loan gives you short-term financing to buy the next home before you sell your current one. This can ease timing issues, but it does require qualification and good financial standing.
Sometimes you sell your home first and negotiate to stay in it temporarily (renting it back from the new buyer) while you find your next one. It gives you breathing room and keeps you from having to move twice.
No matter which route you take, the key is being prepared and working with a team that knows how to navigate the playbook. Every move has its pros and cons, but when you're clear on your budget, timeline, and goals—you stay in control.
